-How long have you been in the business and what is your previous background?
A: I have been mentoring part time with Phillip Debay for the last 3 years part time and have just moved in full time. My background is renovation. I have successfully renovated a 100+ year old. I also spent 11 years in the Navy working with many of their systems onboard.
-Can I accompany you during the inspection?
A: Most certainly, I strongly encourage it. This
will enable you to particularly see what I referenced within your report.
-How do I get the results of the report? A book, pictures, will we talk about it?
A: After we walk thru the home and see all areas, in as little as 2 hours after your inspection we will sit together and discuss the written report, just you and I. We will discuss the report at your convenience and location (your current home, work, or another meeting place). I will leave you with a binder of your report for you to keep.
-What if I have a question after the inspection?
A: Please feel free to contact me, if your report does not answer your question.
-What if my house fails?
A: A home inspection only fails if you want it to. I provide you with the condition of your potential new home, and maybe some areas of improvement. You are the judge of how much work or maintenance you are capable or willing to complete (based on your schedule, skills or desires).
-Is there a guarantee or warranty?
A: My inspection is a visible, non-destructive inspection (I don’t have x-ray vision and can not destroy anything). I report on only what I see at the time and date of the inspection. I may see clues but can’t tell you if your basement will leak during the next rainstorm. Your inspection is not guarantee or warranty.
-Do I have to sign something before I begin?
A: Upon agreement to the date and time of the inspection, you will be asked to sign a contract, that we go over together, to ensure we both understand and agree to the inspection and it’s limitations, on site before we begin.
-Is the inspection mandatory?
A: No, not at this point, it may be in the future. Your Mortgage carrier, insurance provider or another source, may require one though for your acceptance.
-Can I choose my own home inspector, or do I have to go with who is recommended?
A: Yes, you can choose your own home inspector, you are paying for their service and they are representing your interests.
-What is the difference between an inspector who is part of an organization or association?
A: An inspector who is part of an organization or association has met and continues to meet a current standard within the organization or association. Only the home inspectors in BC are required to be licensed. This is in the process of changing but is beginning provincially.
-Do you have any references?
A: Yes, they will be provided upon request.
-How long will the inspection take?
A: You can expect your home inspection to range between 1 – 3 hours (usually about 1 ½ hours), depending on the size of the home, age and a few other factors. About 2 hours after (or when you are available) we can sit and discuss the report. This usually takes about an hour, or more if you have questions. I don’t mind.
-Why should I hire you?
A: I aim to provide you with one of the most informative and educational experiences during your home buying experience.
-Are you insured? And what does that really mean to me?
A: If by accident I break something in the home I am inspecting, the big picture window that was bumped by my ladder, (which is not covered by the owners insurance), it is covered by my insurance.
-How much will it cost?
A: Generally there is a price range of between $300 and $500 within the area. It is your decision based on qualifications, availability, and customer service.
